I am mad as hell right now. I recently got a tenant for my rental property that I have been struggling with for most of the year. I explicitly explained to the b*tch (when my money is involved I go there) that I need my money on the first and no later than the third. As of today, I still don't have my money and this b*tch cannot be found.

I really don't need this; I'm out here in this jungle trying to make it like everyone else. At the very least if you don't have my money give me a call and create an excuse. It will not ease the pain but damn, show me that much respect.

It is so f*cking hard out here trying to get ahead. I don't ask people for sh*t, don't have anyone to give me anything and when I get out here and get down for myself, b*tches want to play games. I got bills just like the next woman and don't think that because I chose not to be f*cking babymomma that I should have to deal with a bullsh*t hand. It's like for the longest time I have had no jokers, face cards or spades.

I'm mad as hell.

You can't evict 'em? I also totally believe in doing a credit check before signing the lease (and charge the tenant for it). People who don't pay their bills on-time or at all are most likely not gonna pay their rent on-time or at all.

Condolences.

Stay the course. Eviction is TOUGH. If the person has a decent job, consider asking them to get down with a direct deposit situation on the rent, where you give them slight discount for doing it. Divide the month;ly rent by the # of times they gat paid each month. Another bonus fo rthem is that a couple of times a yerar, they'll get money back from you as a result of there being too many weeks/pay periods over the course of the year (unoless they simply get paid twice a month).

i.e. - getting paid every two weeks = 26 pay periods... only need 24 to pay the annual rent, thus you give them back money in december and June or July (usually).

weekly pay requires 48 weeks of pay to cover it annually, so 4 week's worth of deducaitons will come back to them at the appropriate time of the year.

It works great, cause you never have to look for your money.

wow..girl i feel ur pain..weve struggled w/this so much b4...tenants that dont pay rent on time..

what we do w/our tenants, is they r on month 2 month..we hardly ever do a lease..by the second week in the month if the rent is not paid, we give a 3 day notice...if rent is still not paid we get evictions papers drawn..after the eviction papers r given 2 the tenant (which we do a certified receipt, so there's proof that they got the notice) if rent is still not paid then it is doubled...

it can be a big headache, which is why we now do credit checks on tenants..and if their credit is not so good that leave a hefty deposit wink.gif

I did the credit checks and I must admit that it's a hood property so I had to give a little when selecting the tenant. She called me this morning to say that the rent would be late and I'm like uh yeah we passed that three days ago. Oh well, I guess it comes with the territory.

we have a couple in opalocka (MIA) i know the deal..with those tenants, girl u have 2 make sure that the mortgage 4 those properties can always be paid w/o their rent..cuz u will always be fucked!...its so very sad 2 say, but its the truth..we dont look 4 the rent from those until mid month sad.gif

Whew, it's hard out here. I don't know if Iwill be able to stay this course. I need mine up front. I need to get another more profitable and consistent hustle. I think this is not the move anymore.

you;v eprobably6 already done this, but consider setting your due date Faaaaar ahead of your own due date to make your own payment on the property. 1st of the month is traditional, but you could choose a different date. i.e. make your due date the day after your own payment became due. after the initial adjustment period, that'll give you at least 3-weeks worth of wait time if you have a slow payer.

hang in ther... remember, rent is only 1/2 the game.... increased property value is where the real dough is... maybe not in today's real estate market (but that's all the more reason to hold on).

Okay I definetly understand being without your ends,but try, if you can,to see it from the tenants POV.

1. Single mother, kids may/might have needed something urgent.

2. No kids, still she may have had and unresolved monetary matter that she HAD to see to

3. Her pay check may have been short, not everybody works a steady 40hrs. some people work 20 or less and have to make ends meet on that especially if she is of lesser education and may work in the service industry.

4. She might have had to get services turned on and that money may have been all she had.

Honey don't fret, if she is dishonest you'll know she'll be ragging her ass off with your rent money, or you'll see Tyrone leaving at breakfast either way dishonesty will always rear it's ugly head.

Lastly, be proud of yourself. You have accomplished what many long to do so; own a piece of property, so don't give up the game so soon and If little Ms. Late Azz keeps on being late then you do this.

One either go to your local court and start the eviction procedure but make a copy of the notice or go on line for eviction notices. You can also do a five day notice to vacate yourself( I know about these cuz I used to get one every month when I moved into my first apartment) and everytime she, or anyone else is late you just hang a copy on their door. Trust me, the embarassment of that little piece of paper is enough to get your money on time
